We are proud to be involved with the development of the historic 110 acre Neill farm property in Fredericton north. The development is appropriately named, “The Meadows at Neill Farm”.
This development is rather unique in the Fredericton context in that many of the principles of a sustainable community design are employed in the creation of the Subdivision Plans. There are significant green spaces, parks, trails and public walkways linking the subdivision. The emphasis here is on community lifestyle and neighborhood interaction, not maximizing lot yield.
The lots are generally larger than the city minimum lot size. The terrain is gently sloping to the south, which will maximize passive solar heating and provide excellent view-planes to the south side of the city.
From a design standpoint, many of the lots provide for walkout basements backing onto green space.
The subdivision is centrally located and is served with excellent transportation linkages in close proximity to schools, shopping and recreational facilities. One of the entrances to the subdivision is located directly across the street from the new Leo Hayes High School. The subdivision is a short distance from the new Willie O’Ree Centre which houses two new ice surfaces, a walking track and a YMCA fitness centre.
The City’s 1,800 acre Killarney Lake Park is also nearby.
Prospective buyers will feel confident of quality developments adjacent to their homes as the single family residential lots are protected by restrictive covenants, copies of which are available on our web site.
The Meadows at Neill Farm is also the home of North America’s first Eco Plus Home net zero townhouse development.
Zoning is predominantly R-2 which accomodates single-family dwellings and allows for basement apartments and Granny suites.
Utility servicing will be a combination of rear lot underground and aerial and the subdivision will have decorative street lighting. Unique signage, landscaping and home design (rock/ stone/ brick facing), will add to the aesthetic feel of the community.
The Meadows at Neill Farm will be developed in a phased approach from west to east.
Demand for lots in the city is high – and the Meadows at Neill Farm is sure to meet and exceed this demand.
